How does house clearance work

When you have a home or even office that needs completely emptying but you don’t want to keep any or all of the items being cleared, it’s probably best to hire a house clearance firm. They can come and remove all the items for you.

A team will arrive and dispose correctly of all the items – whether it’s an old sofa, fridge, clothes, CDs, or books. A house clearance specialist will make sure that all items are properly disposed of – whether that’s to be reused, given to charity, or sent to the correct rubbish disposal centres.

What do house clearance companies do

Once you’ve booked a house clearance company, they will arrive on the agreed date and start to remove all the items. To help speed things up, it’s worth going through the property and removing anything you want to keep, and then making piles of other items you want to dispose of.

The house clearance team will then start taking out everything. If you have told them there is going to be lots of rubbish, they might have organised a skip to be delivered to your home. Usually, they will use removal vans to transport the items away until they can be properly disposed of, so it’s worth speaking to them to organise a house clearance quote beforehand.

  • Re-use: Some charities will accept used items like chairs and fridges to be re-used in other people’s homes or in homeless shelters.

The cost of house clearance depends on both the size of the house and the amount of items you want cleared.

Costs can be impacted by having items that need specialist disposal, large items that need extra van and storage space, or simply having lots of items that need removed.

Do house clearance firms pay you?

House clearance firms do not normally pay for the goods they remove unless you agree to sell certain items. While some items still have value, the cost and hassle of disposing of them usually covers what you’d get back from a sale. Consider trying to sell a sofa and dining set without having a van to deliver them yourselves.

But, if you do have valuable items within the house clearance, you can make an agreement with the house clearance firm around selling them and splitting the profits or taking it from your final bill.

Who pays for house clearance after death

When someone dies, it’s often the responsibility of the executor of the will (or the next of kin if there is no assigned executor) to sort out the sale of their property. If they don’t want to keep the items in the home, or if no one in the family wishes to take them, then they will need to organise a house clearance.

The payment for this would come from the estate or from insurance policies related to the death. Another way is to simply pay for it from your own pocket and claim the cost back from the house sale.

 

What size skip do you need for a house clearance

Skip sizes come in yards. These are the most common skip sizes:

Small skips

These are good for a few big items or around 45-75 black bin bags full of rubbish. These size skips are usually the best for house clearance.

  • 6 yard

Larger skip sizes

Use the sizes if you need to get rid of a lot of rubbish or have items like old wardrobes and beds that you’re not able to recycle or reuse. These are very large skips and are probably more suited to industrial use than house clearance.

How to arrange house clearance

To make the house clearance move smoothly, make sure you’ve been around the house first and removed anything you want to keep. If it’s for a bereavement, speak to other family members to make sure you’re not throwing anything away with any personal meaning for them.
